1. Acceptance of Terms

By accessing our website and using our services to book a vacation rental, you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, please do not use our services.
 

2. Eligibility

To make a reservation, you must be at least 18 years old and able to enter into legally binding contracts. By making a booking, you confirm that you meet this requirement.
 

3. Booking and Payment

• All bookings must be made through our website.

• Full payment is required at the time of booking unless otherwise stated.

• Accepted payment methods include major credit/debit cards and other methods provided on the site.

• Upon successful payment, a confirmation email will be sent to you with property details and check-in instructions.

4. Cancellations and Refunds

• Standard Cancellation Policy: Guests may cancel up to 8 days or more before check-in for a 50% refund. Cancellations made within  7 days or less before check-in are non-refundable.

• Refunds, when applicable, will be issued to the original payment method within 5–10 business days.

• No refunds are given for early departures or unused nights.

5. Check-In / Check-Out

• Check-in:  3:00pm

• Check-out: 10:00am

• Early check-in or late check-out may be available upon request and subject to additional fees.

6. Guest Responsibilities

Guests agree to:

• Maintain the property in good condition.

• Abide by all house rules and community regulations.

• Refrain from smoking indoors, hosting unauthorized parties, or exceeding occupancy limits.

• Be responsible for any damages or missing items caused during their stay.

7. Damage and Security Deposits

• A refundable security deposit may be required.

• Charges for damage, excessive cleaning, or policy violations will be deducted from this deposit or charged directly to the payment method on file.

8. Use of Property

• Properties are for short-term vacation use only and may not be used for commercial purposes or events unless expressly permitted in writing.

• Unauthorized use may result in immediate termination of the rental without refund.

9. Limitation of Liability

Coles Properties & Management is not responsible for:

• Personal injury, loss, or damage to guests or their belongings during the stay.

• Acts of God, natural disasters, or unforeseen circumstances that may disrupt your stay.

10. Modifications to Service

We reserve the right to modify or discontinue any property listing or service at any time without prior notice.

11. Privacy

All personal data is handled in accordance with our Privacy Policy. By using our services, you consent to the collection and use of your information as described.

12. Governing Law

These Terms are governed by the laws of the state of New York.  Any disputes shall be resolved in the courts of Kings County.
